ABOUT NORTON PARK
Norton Park is a holiday park and consists of 260 chalets, spread over 22 acres. The site looks to Start Bay on one side and Old Mill Creek on another providing stunning views to the coast and river. You cannot live at Norton Park and all chalets are designated for holiday use only. Norton Park is open 12 months a year.
The Chalets
The majority are terraced but there are some detached chalets mainly along the road coming into the Park. Chalets are either 1 or 2 bedrooms. They are made of brick and wood construction although there are a couple of entirely brick build chalets.
Parking
There is ample parking at Norton Park. There are no designated parking spaces but each chalet has one space. It is usual for all owners to park near to their chalet and problems rarely arise.
Site Management and Running Costs
The leaseholder to all chalets is Aspect Surveyors Limited (ASL). All chalet owners pay Ground Rent to ASL on a quarterly basis. As a company, they manage and maintain the site. Norton Park has a full time manager who is responsible for the day to day running of the site. He is resident in the Bungalow at the end of the Drive. For 2019/20, the general costs for a 2 bedroom chalet are approx £800 business rates / £1200 Council tax, £1100 Ground Rent and £150 in insurance. Water and electricity are metered.

The chalets offer a perfect holiday home. There is plenty of parking on site and with 22 acres of grass and woodlands on your doorstep, there's lots of opportunity to relax and enjoy the scenery. Many chalet owners rent their chalets as holiday lets offering a good potential return on investment.
Site Facilities
The Hotel at the centre of the site has now been demolished and is being landscaped. It will be laid to grass meaning there is a great sized area of communal land for children, families and dogs to play! Please be aware that there are no facilities on site (shop, pub, restaurant, laundry etc). Sainsburys and Lidl supermarkets are a minute away by car so you are not far from the shops.
Dogs
Norton Park is dog friendly. There are woods behind the old hotel building which provide an ideal sniffing and walk area! All dogs must be kept on leads around the park and there are red dog bins are various locations around the site.
Location
Norton Park is a mile from Dartmouth in the South Hams area of Devon. A five minute drive takes you into the town where you can wander the quaint streets, take in the views or just watch the world go by over a cup of coffee. The award winning Blackpool Sands beach is 4 miles away - about a 10 minute drive. Across the summer months, you'll find water sport facilities, lifeguards on duty and a super cafe for coffee, lunch or dinner. There's no shortage of things to do from Dartmouth - from riding the Dartmouth-Paignton steam train to walking the coast path or visiting Agatha Christie's Greenway mansion.
